Which website suits your real estate business?

What rules apply to estate agents' websites in Belgium?
Checked in September 2026. General guidance: this does not replace advice from your legal adviser or the IPI.
- A protected title. Only professionals registered with the Professional Institute of Estate Agents (IPI) may practise as estate agents and use this title (law of 11 February 2013).
- IPI disclosures on your website. Contact details, company number, professional title and IPI number, professional indemnity insurer, supervisory authority and a link to the code of conduct: the IPI bases these requirements on Article XII.6 of the Code of Economic Law and Article 20 of its code of conduct (ipi.be).
- PEB energy details in every listing. In Brussels, the energy class and consumption in kWh/m²/year (Brussels Environment); in Wallonia, the class, unique certificate code, specific consumption and total consumption (SPW Énergie).
- GDPR for forms. A viewing or valuation request contains personal data: your form explains how it will be used and links to your privacy policy.

What should an architect's or construction company's website include?
Photos of completed work, organised by project type and municipality; your services and coverage area; who you are (team, insurance, accreditations); customer reviews; and above all, an enquiry form that asks the right questions: property address, type of work, budget, timescale and photos. This form filters enquiries for you.
A client compares three or four websites before calling. What makes the difference is evidence, not animation: completed projects, before / after photos, the municipality name, a review mentioning a deadline met. We structure every project the same way (context, brief, photos, outcome) so Google understands your pages and visitors can find their way around.
What rules apply to your website in Belgium?
Checked in September 2026. This is general guidance: ask your professional body, federation or adviser about your own situation.
- Mandatory details for all businesses. The Code of Economic Law (Art. III.74) requires your business name, address, company number and a quick way to contact you. For a regulated profession such as architecture, add your professional title, the state that awarded it and the professional body you are registered with (Book III of the Code of Economic Law).
- Architects: “dignified and restrained” advertising. This is the limit set by the Order of Architects: your projects, approach and references belong on your website; disparaging a colleague does not.
- Insurance. Architects must cover their professional liability (law of 9 May 2019, see also the Order); since 1 July 2018, the law of 31 May 2017 has required ten-year liability insurance for contractors and architects working on the stability of a home where an architect's involvement is mandatory. Many clients ask for it: mention it.
- 6% VAT on renovation. Renovation work on a private home more than 10 years old, invoiced to the end user, may qualify for the reduced rate (Wikifin, FSMA). A page explaining this attracts enquiries and saves questions over the phone.
- Access to the profession. In Brussels, proof of basic business management knowledge has no longer been required since 15 January 2024, but construction trades still require proof of professional competence (Brussels Economy and Employment).
- E-invoicing. Since 1 January 2026, invoices between VAT-registered businesses in Belgium must be electronic and structured, usually through the Peppol network (FPS Finance). If you work for property managers, developers or other businesses, this applies to you.
- Renovation grants. In Brussels, Renolution grants are suspended (Brussels Environment, 14/09/2026); in Wallonia, the temporary grant scheme ends on 30/09/2026 (wallonie.be, 25/09/2026) and the Region supports energy renovation through Rénopack and Rénoprêt loans from 1 October 2026 (wallonie.be, 25/09/2026); in Flanders, Mijn VerbouwPremie applications are made online (vlaanderen.be). Can my website receive quote requests with photos?
Yes. Your website form asks for the address, type of work, budget, timing and photos, then creates the CRM record. With the WhatsApp messaging module, customers can also send photos on WhatsApp: they are stored in their record, visible to the whole team.
Do I have to send invoices through Peppol?
Yes, if your customer is a VAT-registered business in Belgium: since 1 January 2026, business-to-business invoices must be electronic and structured. Quotes & invoices sends Peppol invoices from the same tool as your quotes. For private customers, a standard invoice remains possible.
Can I show my projects without exposing my customers?
Yes. We publish your work by project type and municipality, without exact addresses or customer names, using before / after photos chosen with you. Customers who agree to be named can add a review; others remain anonymous. This limits the personal data published on your website.
How long does it take to launch my website?
Allow 14 days for a KickStarter website once we receive your text and photos, a little longer for a GlowUp or Booster website with several service and project pages. Your project manager prepares the structure, you approve it, then we train you so you can add your projects yourself.
