Online valuations: the tool that wins your agency instructions

A well-designed valuation request page reaches sellers just as they start asking questions. How to build it, what to ask and why to avoid an automatic price.

A homeowner thinking of selling almost always starts with the same question: “How much is my house worth?”. They type it into Google before calling an agency. Your website's valuation page is where you can capture that moment and secure the appointment that leads to an instruction.

Why have an online valuation page?

Because it attracts sellers, not casual browsers. Buyers find your properties on portals; sellers look for a professional. On Google, searches for “online house valuation” mainly show Belgian agencies that have built their own tool. A well-designed page focused on your area can rank there and bring you homeowners every month.

Should you display an automatic price?

We advise against it. An online price calculation needs a reliable database of comparable sales, municipality by municipality; without one, the figure is wrong in one direction or the other. Too low and it offends the seller; too high and it sets expectations you must meet. The right goal is a valuation request: the owner describes the property, and your agent values it on site. That appointment wins the instruction.

What should the valuation form ask?

Enough to prepare for the visit, without putting people off. On an Eazyclick website, the form includes:

  • the property address, so you can immediately see whether it is in your area;
  • the property type: house, flat, land, investment property;
  • floor area, bedrooms and condition;
  • the PEB energy rating, if the owner knows it;
  • their plans and timescale: selling, letting or simply finding out;

What happens after the request?

The enquiry arrives in your CRM as a seller lead, linked to the property address. The local agent sees it on their daily list, calls back, books a visit and prepares the valuation. After the sale, a Google review request goes to the client: that review will reassure the next seller.

One tip worth more than the tool: call back quickly. An owner who completed your form may have completed another agency's that same evening.

How do you get your valuation page higher on Google?

  • A page for each area: “house valuation in Uccle” is easier to rank for than “house valuation”, and reflects how your business works.
  • Local evidence: recent sales in the municipality, client reviews and neighbourhood knowledge.
  • A clear answer at the top of the page: what the owner will receive, how soon and that it is free.
  • Internal links from sold property listings and local area pages.

What about GDPR?

A valuation request contains an address and contact details. The form explains how they will be used and links to your privacy policy; you use them only to respond to the request and provide the follow-up the owner expects.
