What VAT applies to guesthouses since 2026?
Since 1 March 2026, overnight stays are taxed at 12 % instead of 6 %, with or without breakfast, when your rental falls within the scope of VAT: this applies if you provide reception, linen or breakfast. Can my guests book and pay directly on my website?
Yes, with Hotel booking: your guests choose their dates, see rooms that are actually available at the seasonal rate and confirm with a deposit paid directly into your account. No commission is charged on these direct bookings, and every stay is added to the guest's record.
Can I keep Booking.com or Airbnb alongside it?
Yes. Your calendar exchanges iCal data with the platforms you keep: a night booked on one side is blocked on the other, without double bookings. Your website becomes the commission-free direct channel, while platforms remain a visibility channel. Your project manager connects the calendars with you at launch.
What VAT applies to a night in a guesthouse?
