Omnicasa

Omnicasa describes itself as a “100 % Belgian” company with “more than 20 years of experience”. Its CRM manages properties, projects, contacts, tasks, appointments and enquiries on mobile, browser and Windows. The provider also sells agency websites connected to its CRM (omnicasa.com).

SweepBright

SweepBright is a Belgian provider operating in Belgium and France. Its CRM is designed primarily for mobile: agents manage instructions, contacts and viewings from their phone, with extensive automation and an architecture open to other tools (sweepbright.com).

Zabun

Zabun, with offices in Leuven and Waregem, offers property software, agency websites and buying and prospecting tools, including a market overview and valuation support tool (zabun.be).

Apimo

Apimo offers two CRM plans, a website solution and Apimarket, a network for sharing sales instructions between agencies. The provider has a dedicated Benelux team (apimo.com).

How do you choose your property software?

They all cover the essentials. The differences come down to how you work:

  • Languages: in Brussels, listings in French and Dutch are standard; check that multilingual descriptions carry through to portals and your website.
  • PEB energy ratings by region: Brussels and Wallonia require different information in listings; the software must store each value separately.
  • Working on the move: if your agents do most of their work at viewings, test the mobile app before the dashboard.
  • Openness: a documented API lets you connect a website, review tool or signature tool without changing software.
  • Leaving: ask how to retrieve your properties and contacts if you leave one day.
  • Price: per user or per agency, with or without a website, with or without portals; compare over three years, not one month.

Should you use your software provider's website?

Several providers sell a website connected to their CRM. It is simple to set up, and properties stay up to date effortlessly. The limit lies in the model: the website starts from a template shared by many agencies, lives within the provider's tool, and changing software often means changing website.

The alternative is a website designed for your agency, on your domain, that reads properties from your software through its API. You keep the software your team knows, and the website can evolve independently: municipality pages, online valuations, reviews, agent recruitment.

What is the best CRM for an estate agency?

There is no single best tool. A bilingual Brussels agency, an independent agent in Wallonia and a network of ten offices have different needs. Try a demo of two or three tools with your own properties, and check languages, PEB energy ratings, the mobile app, API and exit terms.

How much does a Whise subscription cost?

Whise does not publish a complete price list: the cost depends on user numbers and options. Its website mentions a free plan limited to 5 properties, with no time limit (whise.eu, accessed in September 2026). For anything else, request a quote.

Can my website display properties from my software?
